Central Texas sits on expansive clay that can change volume by a third between a wet spring and a dry August. Your foundation does not crack because the concrete is weak. It cracks because the dirt under one corner left.

Why Austin foundations move

Clay soil absorbs water and expands, then dries and contracts. When one side of the house stays shaded and damp while the sunny side bakes, the slab is asked to bridge the difference.

The goal of foundation watering is not to soak the ground. It is to keep moisture even and steady all the way around the house.

How to water a slab correctly

A soaker hose is the right tool. Sprinklers hit the wall and miss the soil that matters.

  • Place the soaker hose 12 to 18 inches out from the slab edge, not against it.
  • Run it 20 to 30 minutes, two or three times a week during drought.
  • Water early morning so it soaks instead of evaporating.
  • Cover all four sides, including the shaded side that feels like it does not need it.
  • Stop during wet weeks. Oversaturating is its own problem.

Cracks worth worrying about

Hairline drywall cracks appear in nearly every Austin house. Movement shows up as patterns, not single lines.

  • Diagonal cracks running from door and window corners.
  • Doors that stick in one season and swing free in another.
  • Gaps opening between crown molding and the ceiling.
  • Exterior brick cracks wider than a quarter inch, or stair-stepping through mortar.
